1. SCOPE OF WORK & HIDDEN DAMAGE

This contract is for the installation of the roofing system as detailed in the attached Estimate. This estimate assumes a sound structural wood deck.

• Sheathing: Any rotted or structurally compromised plywood sheathing discovered upon tear-off will be replaced at the rate quoted in your estimate.

• Structural Repairs: This contract does not include repairs to rafters, joists, or masonry (chimney) work unless explicitly stated. Such repairs will require a separate written Change Order.
  

2. PERMITS & MUNICIPAL COMPLIANCE 

True North Roofing LLC will manage the permit application and inspection scheduling process. The homeowner is responsible for the actual permit fee cost, which is treated as a pass-through expense.

3. PROPERTY PROTECTION & LIABILITY

Roofing is a high-impact construction process.

• Protection: True North utilizes heavy-duty tarps and protection systems to shield landscaping and siding.

• Homeowner Responsibility: Homeowners are advised to remove fragile items from yard areas and interior walls/ceilings prior to project commencement to prevent damage from vibration.

• Dumpster Policy: The on-site dumpster is for True North Roofing debris only. Homeowner use is strictly prohibited.
  

4. WARRANTIES & PAYMENT

• GAF Warranty: True North Roofing will register and pay for the GAF Lifetime Limited Warranty on the homeowner's behalf upon receipt of final payment. We are a GAF Certified™ Contractor, ID 1159204.

• Payment Terms: A deposit is required upon signing. The final balance is due immediately upon job completion and a final walkthrough.
  

5. NOTICE TO CONSUMER: THREE-DAY RIGHT TO CANCEL

YOU, THE CONSUMER, MAY CANCEL THIS CONTRACT AT ANY TIME PRIOR TO MIDNIGHT OF THE THIRD BUSINESS DAY AFTER THE DATE OF THIS TRANSACTION. SEE THE ATTACHED NOTICE OF CANCELLATION FORM FOR AN EXPLANATION OF THIS RIGHT.

6. LICENSING & INSURANCE

True North Roofing LLC is fully insured and bonded in compliance with all New Jersey laws.
